Septic System Site Suitability Evaluations

  • Conventional OSS vs Engineered OSS
  • Repair vs Replace of Failed Systems
  • Can impact real-estate contingencies

Septic Tank Evaluations of Existing Systems

Pumping an existing tank can check for structural integrity, existing line failure, and compliance with current code. If the field lines require repair or replacement, a new application and perc test are required by the LHD.

Failed Systems – Common Causes

  • Systems have finite lifespan
  • Root infiltration
  • Age
  • Lack of maintenance (System should be pumped every 3 years)
  • Damage from trucks/heavy equipment
  • No filter

For real estate transactions, consider contingency clauses that allow for existing septic system inspections, perc tests, and site suitability evaluations.
